Another buyer has found their Fayetteville dream home!

Summer Grove
is a wonderful neighborhood in the Jack Britt School District! This Buyer started their search on my web site www.FayettevilleNcHomeFinder.com, where searching for a home online is easy! Once they spoke to the loan officer to get their pre approval we took their list of homes and ran with it! Really didn't take them long to fall in love with this 2 1/2 story home in Summer Grove.

This is a new construction home built by Caviness and Cates, a great builder to work with here in Fayetteville NC. They have a wonderful warranty on this property, what they call the 1,2,10. One year the roof and everything under it, two years mechanical and ten years structural! If that does not show how much they stand behind their product I don't know what does.

Fayetteville area gears up for growth at Bragg, beyond

FAYETTEVILLE -- Kelly Edge has always hated computers, never felt the need for anything more high-tech than a good blow-dryer and curling iron at her Leading Edge Salon in Fayetteville. Six months ago, her 9-year-old shop didn't even have a Web page.

Then one of her regulars asked her: How are any of the thousands of new people moving into town in the next year going to find you?

Those people are soldiers and civilian employees from Fort McPherson, the U.S. Army base outside Atlanta that the military is closing. The prospect of gaining some new customers from all those soldiers and their families finally got Edge to put her shop on the Internet. Though the Georgia-to-North Carolina migration has barely begun, she has already seen an increase in business.

"I'm very excited about it," said Edge, a lifelong Fayetteville resident. "I feel like you can't get too crowded."

Much of the state is still slogging through a slow-to-recover economy. But in Fayetteville NC, the broader region around Fort Bragg and even as far away as the Triangle, planners are bracing for an influx of about 40,000 people who are expected to come with - or follow - two major Army commands moving to Fort Bragg.

Forces Command, led by a four-star general and the largest command in the Army, oversees the training, mobilization and deployment of most of the Army's troops. Army Reserve Command, led by a three-star general and under the direction of Forces Command, is in charge of all reserve units.

The two commands will bring nearly 3,000 new soldiers and civilian military employees to Fort Bragg, many of them from much higher pay grades than the typical new recruit. But it's the other money under Forces Command's control that is generating most of the hype. The command has an annual budget of $30 billion to train and equip soldiers, and hundreds of contractors competing for their share are expected to move from Atlanta or elsewhere to be closer to the generals who sign the checks.

With them would come spouses and children and hundreds of millions of dollars in salaries to be spent on goods and services. In all, studies say, the move could generate up to 19,000 new jobs in an 11-county area. Coupled with normal growth, the influx of people could push population in the region from about 950,000 now to more than 1million when the relocation is complete.

Members of the commands' advance parties began arriving last month, with about 300 expected to be here by the end of the year. Within a year, Fort Bragg, already the country's largest military base, will have more generals than any place outside Washington.

Qualified military can take advantage of home buyer tax credits for another year. A legislative provision targeting active members of the military, Foreign Service and intelligence communities provides those buyers with an additional year of eligibility. The provision only applies to home buyers in the above mentioned groups who have served on official extended duty for 90 days or more outside the U.S. from Jan 1, 2009 to April 30, 2010.

Caviness and Cates Communities earns award for building new homes that protect the environment through energy efficiency.

Fayetteville, NC – Caviness and Cates Communities is pleased to announce that it has been recognized by the U.S. Environmental Protection Agency (EPA) with a 2010 ENERGY STAR Leadership in Housing Award. This award recognizes the important contribution Caviness and Cates Communities has made to energy-efficient construction and environmental protection by building more than 206 ENERGY STAR qualified homes last year. Collectively, these homes will save our customers approximately $92,082 on utility bills each year.

The environmental benefits of these ENERGY STAR qualified homes are equal to the equivalent of:

• Eliminating the emissions from 101 vehicles;
• Saving 610,584 lbs of coal;
• Planting 167 acres of trees; or
• Saving the environment 1,197,478 pounds of CO2 per year.

To earn the ENERGY STAR, a home must meet strict guidelines for energy efficiency set by the U.S. Environmental Protection Agency. These homes are at least 15% more energy efficient than homes built to the 2004 International Residential Code (IRC), and include additional energy-saving features that typically make them 20–30% more efficient than standard homes.

“Caviness and Cates Communities is committed to fulfilling their responsibilities as a leading Home Builder in the community by providing quality energy efficient homes at an affordable price that saves our homeowners money everyday,” states Scott Wilson, Energy Star Program Manager

ENERGY STAR qualified homes offer homebuyers all the features they want in a new home, plus energy-saving features like effective insulation systems, high performance windows, tight construction and ducts, properly-sized and installed efficient heating and cooling equipment, efficient products, and third-party verification of energy performance.

“Most homebuyers focus on what's outside the walls,” said Sam Rashkin, National Director for EPA's ENERGY STAR Homes Program, “but they also need to look behind the walls for the energy-efficient features found in ENERGY STAR qualified homes that help ensure comfort, quiet, improved indoor air quality, and low utility bills for years to come.”

Fayetteville Ranked Among Best Performing Large Cities

The Fayetteville Metropolitan Statistical Area (MSA) was recently ranked 31st in the nation in Best Performing Economies, up from 52nd last year. In 2003, Fayetteville ranked 162nd.

The following statistics contributed to the rating: Five year job growth (in 2009 Fayetteville ranked 34th in the nation); 1 year job growth (2009 rank 22nd); Five year wage and salary growth (2009 rank 15th in the nation); one year wage and salary growth (2009 rank 15th) and overall job growth (2009 rank 52nd).

Fayetteville, NC MSA Job Market Expected to be Among Strongest in Nation

December 8, 2009 – Fayetteville area employers expect to hire at a solid pace during the first quarter of 2010, according to the Manpower Employment Outlook Survey. Among survey participants, the Fayetteville area employment outlook is the third best in the nation.

From January to March, 19% of the companies interviewed plan to hire more employees, while 8% expect to reduce their payrolls, according to Manpower spokesperson Amanda Fulp. Another 69% expect to maintain their current staff levels and 4% are not certain of their hiring plans.

“Compared with the previous quarter when 11% of companies interviewed intended to add employees, and 11% planned to reduce staff levels, area hiring levels appear to be significantly stronger,” said Amanda Fulp. “Employers are slightly more optimistic about hiring activity as compared to one year ago, when 16% of companies surveyed planned to increase staff levels and 8% expected to cut payrolls.”

For the coming quarter, job prospects appear best in Nondurable Goods Manufacturing, Wholesale & Retail Trade, Financial Activities, Leisure & Hospitality, Other Services and Government. Employers in Durable Goods Manufacturing and Transportation & Utilities plan to reduce staffing levels, while hiring in Construction, Information, Professional & Business Services and Education & Health Services is expected to remain unchanged.

Of the more than 28,000 employers surveyed in the U.S., 12% expect to increase their staff levels during the January - March period, while 12% expect to reduce their payrolls. Seventy-three percent expect no change in hiring, and 3% are undecided about their Quarter 1 2010 hiring plans.

The next Manpower Employment Outlook Survey will be released on March 9, 2010 to report hiring expectations for Quarter 2 2010.

Fayetteville, NC Makes 10 Most-Affordable Cities List

Coldwell Banker recently completed their annual analysis of real estate prices in the United States. At $130,875 for a 4-bedroom, 2.5 bath, 2,200 square foot house, Fayetteville’s finished 3rd in the 2009 Top Ten Most-Affordable Cities list in the entire country.
